What is Loan-to-Cost (LTC)?
Loan-to-Cost, commonly referred to as LTC, measures the total loan amount compared to the total project cost.
Example:
Purchase Price: $100,000
Rehab Budget: $50,000
Total Project Cost: $150,000
At a maximum 90% LTC:
Maximum loan amount would be $135,000
This helps investors preserve liquidity while ensuring projects maintain healthy equity positions.
What is Loan-to-Value (LTV)?
Loan-to-Value compares the loan amount to the property’s appraised value.
Example:
Appraised Value: $200,000
Maximum 75% LTV
Maximum loan amount:
$150,000
LTV limits help protect both the borrower and lender by maintaining appropriate leverage based on the property’s market value.
So What Would My Loan Amount Be?
Your maximum loan amount is based on the lower of:
the Loan-to-Cost (LTC) limit, OR
the Loan-to-Value (LTV) limit
Whichever calculation is lower becomes the maximum allowable loan amount.
Example Scenario Purchase Price: $100,000 Rehab Budget: $50,000Total Project Cost: $150,000 After-Repair Appraised Value (ARV): $200,000 LTC Calculation Maximum 90% LTC: $150,000 × 90% = $135,000 Maximum 75% LTV: $200,000 × 75% = $150,000 Final Maximum Loan Amount: Even though the LTV calculation allows up to $150,000, the LTC calculation is lower at $135,000. Therefore, the maximum loan amount would be 135,000.This structure helps investors maintain healthy leverage while still maximizing financing available for the project.
