Frisco Is Not Just Another Dallas Suburb Anymore

There was a time when Frisco was viewed as a bedroom community north of Dallas but those days are long gone. Frisco has evolved into one of the most important economic centers in Texas and arguably one of the most desirable places to build in the entire country.


When investors look at markets, they often focus on inventory, interest rates, or home prices. Those metrics are great, but they don’t tell the whole story. The bigger question “Are people and businesses going to continue to choose Frisco?” With the PGA Headquarters, The Star, Universal Kids Resort, corporate relocations, and billions of dollars in infrastructure, Frisco has transformed into a destination rather than a suburb. People follow opportunity, and housing demand follows people.


Why Inventory Growth Doesn’t Worry Me

One of the biggest misconceptions about Frisco right now is that rising inventory automatically means weakness.


That might be true in some market but it is not necessarily true in Frisco. Much of the inventory increase throughout North Texas is being driven by aggressive development activity. Builders are building because they believe demand will continue. Developers are buying land because they believe demand will continue. Cities are expanding infrastructure because they believe demand will continue.


That’s very different from a market where sellers are rushing to exit.


Whenever I see inventory rising in Frisco, my first question is whether the growth is coming from weakening demand or increasing construction activity. More often than not, it’s the latter.


Why Builders Continue Targeting Frisco

Builders have thousands of markets to choose from. So why Frisco? The reason they continue targeting Frisco is because the demographics are difficult to ignore.


We are talking higher household incomes, continued corporate relocation activity, strong schools, expanding retail corridors, and ongoing infrastructure improvements all create the type of environment builders want to see before committing capital.


The reality is that many builders would rather compete in a growing market than dominate a shrinking one.


Frisco continues growing and that growth creates opportunities for premium spec homes, luxury custom construction, build-to-rent developments, and smaller infill projects that simply don’t exist in many other markets.


Luxury Construction Is Becoming a Bigger Story

One trend I believe is still underappreciated is the continued growth of the luxury segment.


As more executives, business owners, and high-income households relocate to North Texas, demand for premium housing continues expanding. Buyers moving from California, New York, Illinois, and other high-cost markets often view Frisco pricing very differently than local buyers.


What feels expensive to a local buyer may still feel like a bargain to someone relocating from Orange County or Manhattan.


That is one reason luxury construction continues attracting significant interest from builders and investors.

Very few people shop structure!


The truth is that construction financing can make or break a project long before the first wall goes up.
